Hotel management software (PMS) - Dolibarr module for hotels, aparthotels and guest houses

DoliHotel turns Dolibarr into a complete hotel management software (PMS) for independent hotels, holiday residences, aparthotels and guest houses. Bookings, interactive floor plan, rooms, pricing, board basis, meetings, French tourist tax, billing, housekeeping, compliance and staff are all driven from a single interface, with no third-party software, no commission per booking and no per-room subscription. As everything stays 100% native Dolibarr, you also get a full ERP: customers, catalogue, accounting, VAT and e-invoicing.

Interactive floor plan

This is the feature that sets DoliHotel apart. Your property is shown floor by floor: you upload a plan for each level, position every room on it, and the floor bar moves from one level to the next in a single click. Each room shows its real-time status (free, on option, occupied, blocked, to clean) on the date you are viewing, and a tooltip gives the room type, bedding, amenities and current stay. Common areas (reception, bar, pool, meeting rooms, car parks) sit on the same plan. The technology is 100% local, with no CDN at all: nothing leaves your server.

Front-desk booking engine and online booking

The booking engine works in three steps (criteria, availability, booking): dates, room type and party composition (adults, children, infants), then the search shows only the rooms that are genuinely free over the period. Double-booking protection rules out any overlap, the price is worked out live with the extras, and a temporary hold protects availability while the booking is being entered.

Online hotel booking (optional public funnel) lets your guests book without a Dolibarr account: availability search, room photos and amenities, identity check by one-time code with double opt-in, abuse protection and configurable limits on length of stay and booking lead time. On confirmation, the customer record is created automatically.

Rate plans and board basis

DoliHotel applies the rules of the hotel trade. Rate plans all derive from the reference rate: flexible, non-refundable, long-stay, advance purchase, and distributor rate with the commission shown on the quote. Each plan carries its own eligibility conditions (minimum length of stay, booking lead time, channel), and a plan that does not qualify is declined with its reason, at the front desk just as online.

Board basis packages (room only, bed and breakfast, half board, full board, all inclusive) are billed per paying guest and per night, with a reduced rate for children and an alcohol share isolated on its own 20% line when the package includes one. Board is excluded from the tourist tax base, as the French rules require.

Rooms, bedding and amenities

Describe your room types (single, double, twin, family, suite and so on) with their detailed bedding - twelve bed types with their dimensions, from single bed to super king, sofa bed, bunk beds and cot - and the total sleeping capacity is worked out on its own. A catalogue of 51 amenities in 7 groups (view, bathroom, television, drinks, comfort and more) describes each type, and room photos are uploaded straight onto the record to feed the gallery, the floor-plan tooltip and the public booking funnel.

Meetings and conference rooms

A hotel does not only sell room nights. DoliHotel runs your meeting and conference rooms: seven capacity layouts (theatre, classroom, U-shape, cocktail and more), twelve equipment items, hire by the hour, by the half-day or by the day, and a day delegate rate per attendee split automatically between the room at 20% and catering at 10%. Bookings are placed on a weekly planner, with a clash check that blocks any double slot, and generate native multi-rate quotes and invoices.

French tourist tax on the 2026 hotel scale

The French tourist tax (taxe de séjour) is calculated automatically, night by night and per occupant, according to the property category (palace, 5-star down to 1-star, or unrated at a capped percentage), with the additional departmental share, the exemption for under-18s and carry-over to billing. A summary report tells you at any moment how much has to be remitted.

Native billing and French e-invoicing

The whole commercial chain is 100% native Dolibarr and driven from the stay record: a quote to send and have signed, a deposit on confirmation, then a balance invoice on departure that deducts the deposit. Everything billable - room nights, board, extras, meeting rooms, services - is a native Dolibarr product or service, so you are ready to issue Factur-X invoices to a French e-invoicing platform (PDP/PPF). No bridge, no re-keying, no synchronisation to keep an eye on.

Police forms and hotel compliance

The French police registration form (fiche de police) for foreign guests is filled in from arrival and kept for the statutory period, with an access log. The compliance register tracks 31 obligations specific to hotels under French law - type O public-access building, fire safety system, hot water networks, food hygiene, alcohol licence and operating permit, defibrillator, mandatory notices - with frequency, last completion, next due date and an alert on the dashboard. The property record stores the star rating, its validity date and the licence numbers.

Day-to-day operations

The dashboard shows at a glance the day's arrivals and departures, in-house guests, free rooms, rooms to clean, open incidents, compliance deadlines and tax to remit - every figure is clickable. The arrivals / departures screen runs check-in and check-out one after the other. Housekeeping is planned and followed room by room for the head housekeeper, incidents and technical interventions are logged, and meters are read for long-stay units. Staff have a planner, a time clock and qualification tracking.

Property services, bar, restaurant and pool

A catalogue of 98 services in 14 groups (parking, wellness, food and drink, leisure, reception, pets, transport, business, internet access, outdoor areas, building, safety, accessibility) describes your property: each service is switched on, marked free, chargeable or variable, and displayed on the public page. The optional bar, restaurant, pool and swimming lessons areas are enabled only if you have a use for them - the interface shows only what you actually use.

A module built for hospitality, not adapted in a hurry

DoliHotel is available in five languages (French, English, German, Spanish, Italian), with no text hard-coded anywhere, and compatible with Dolibarr v18 to v24.
